The clever and creative corridor extends across a large portion of the precinct. Within a 400m catchment adjacent to the corridor, a range of higher density residential dwellings will be supplied, with standard residential densities delivered throughout the remaining areas of the precinct. The provision of varying residential density will cater for a variety of housing options including social and affordable housing.
To be consistent with the current Victorian Planning Authority’s Precinct Structure Planning Guidelines and to achieve a 20-minute neighbourhood, it is proposed that the development achieves 30 dwellings or more per NDA in the 400m catchment of the clever and creative corridor and within 50m of open space, and an average density of 20 dwellings or more per NDA across the entire precinct.
McCanns Lane will also develop the sub-regional activity centre with mixed residential/commercial product, and higher residential density. Residents will be also able to live within the activity centre.
The precinct will partner with a Registered Housing Agency to deliver affordable and social housing. This will include identifying appropriate sites, contribution of land and funding of construction costs raised through the Registered Housing Agency. The agency will provide ongoing management of the properties. There will also be the opportunity for these residents to have equity ownership.
