With the development of a sub-regional activity centre on the horizon, the initial stages are to be focused on providing a retail centre to the McCanns Lane precinct. As the precinct grows, early childhood centres, schools, cultural and community services will be included, making McCanns Lane the ideal place to call home.
Just 15 minutes from the heart of Geelong, McCanns Lane supports the community’s shared vision for Geelong’s future growth. The new precinct contributes to the city’s Clever and Creative objectives through enhancement of the natural environment, support for job growth and delivery of great places for the Geelong community to live and thrive. With a predicted total of 3,780 lots and future amenities in the precinct including a sub-regional activity centre, green open spaces and, as part of the neighbouring future precinct, a freshwater lake with a perimeter of 5km.
As the retail centre grows, both the retail and commercial sector of the sub-regional activity centre will open up new opportunities for employment. The development of the precinct will also provide more jobs relating to schools, cultural and community services and early childhood development. Longer term, an industrial sub-precinct has been planned and will provide a further 2,500-3,000 local jobs.
The McCanns Lane precinct has been planned in line with the City of Greater Geelong’s Clever and Creative strategy, which focuses on economic prosperity, tourism and employment, enhancing and protecting it’s environment, social and economic equity, culture and art, transport and internet connectivity, and future leadership. With an abundance of green open space, enabling movement and connectivity, McCanns Lane delivers a great place to live with a combined focus on protecting the natural environment and economic growth within the Western Growth Area.
Only a stone’s throw away from the city of Geelong, McCanns Lane contains a complete loop of the Clever and Creative corridor that is connected with the Hamilton highway. The Clever and Creative Corridor will provide a core spine of active public transport throughout the precinct. In addition, the waterway design provides strong active transport linkage through the core of the precinct, linking with the clever and creative corridor the sub-regional activity centre and other key infrastructure. This concept masterplan includes stops that cater for ‘transit and bike’ and ‘park and pedal’ trips that make it easy for people to change transport modes and utilise public or active transport for at least part of any longer journey.
At McCanns Lane you have the opportunity to explore trails along the Moorabool and Barwon rivers all the way through to South Geelong, enjoy wine tasting tours through the renowned grape region or grab a coffee at a local café. The early development within this precinct will have access to a wide range of community infrastructure and facilities including playgroups, childcare centres and bowls clubs, along with a range of active and passive open space all located within 2km. The creation of a vibrant and engaging space from an early stage using a design that starts small and flexible but can scale up and adapt to the growing community.

These lots consist of provisions for a mix of medium and high density housing options close to the sub-regional activity centre and the clever and creative corridor.
McCanns Lane has planned for the inclusion of smaller scale retail, commercial and entertainment offering, along the clever and creative corridor. These are in addition to the Sub-Regional activity centre that is planned for early development.
The inclusion of a regional school and education precinct within close proximity to the activity centre and public transport, is fundamental to the plan
